# Terms and the rental agreement

> Publish the booking terms guests accept when they book, and the rental agreement they sign on their booking page.

Overviu handles two documents for direct bookings:

* **Booking terms**: your general terms, which guests accept when they book on your booking site.
* **Rental agreement**: a contract for the stay, filled in with each booking's details, which guests sign on their booking page.

Both are versioned: each time you publish, Overviu keeps the new version, and every booking keeps the version its guest accepted or signed.

<Note>Only owners and admins can publish terms and the rental agreement.</Note>

## Booking terms

    Go to **Settings** → **Booking site** → **Terms**.

  <Step title="Write them">
    Write your terms in the **Terms** editor: house rules for bookings, payment, cancellation, liability, whatever applies to you.

  <Step title="Publish">
    Click **Publish**. The screen shows when they were published and by whom.

Once published:

* guests tick "I agree to the booking terms and the cancellation policy" before they can book on your booking site;
* the terms are on your booking site's terms page, linked from the booking form;
* direct bookings you add yourself ask the guest to accept them on their booking page, when there's no rental agreement to sign;
* if you publish new terms, guests who book after that accept the new version. Bookings already made keep the version their guest accepted.

Until you publish terms, guests aren't asked to accept any.

## Rental agreement

    Go to **Settings** → **Booking site** → **Rental agreement**.

  <Step title="Write it">
    Write the agreement in the **Agreement** editor. Use placeholders for each booking's details; they're filled in for every guest:

    | `{guest_name}`, `{guest_email}`, `{guest_phone}` | The guest's details |
    | `{listing}`, `{address}` | The listing and its address |
    | `{check_in}`, `{check_out}`, `{nights}`, `{guests}` | The stay |
    | `{total}`, `{security_deposit}` | The price and the deposit |
    | `{cancellation_policy}` | The listing's cancellation policy |
    | `{house_rules}` | The listing's **House rules / agreement addendum** (a unit type without its own uses the building's) |
    | `{booking_reference}`, `{team}` | The confirmation code and your team's name |

  <Step title="Choose whether it's required">
    Leave **Require a signed rental agreement** on to ask every direct-booking guest to sign. It saves as soon as you switch it.
  </Step>

  <Step title="Publish">
    Click **Publish**.

## How guests sign

On their [booking page](/guests/guest-page), the guest reads the agreement with their booking's details filled in, ticks that they agree to it and the booking terms, types their full name and clicks **Sign agreement**.

* Signed copies never change, even when you publish a new version.
* If you [change the booking](/bookings/change-a-booking) after they've signed, they're asked to sign the updated agreement.
* On the booking in Overviu, the **Guest page** section shows who signed and when. **Download** saves the signed agreement as a PDF.
* If a guest signs on paper instead, click **Mark as signed (on paper)** with a note.
